Every inch of it is on one level, and every room a resident uses daily was drawn for wheelchair turning and approach from the first sketch — not accessibility bolted onto a standard plan afterward.

It's the plan to build when you want aging parents, an adult child, or a family member who uses a wheelchair close by — with their own front door, their own kitchen, and their own dignity.

What is a granny pod — and what makes this one different

A granny pod is a small, self-contained backyard home built for a parent or relative who needs to live close but not in your house. Same idea as a granny flat, an in-law suite, or an accessory dwelling unit — a real kitchen, a real bathroom, a real front door, twenty steps from yours.

Most granny pods stop there. Whether you buy a prefab unit or a set of granny pod plans, you generally get a studio with a wet room and an assumption that the resident can walk. That assumption is exactly what fails first. This one is designed for the version of the story where mobility changes: a wheelchair-width daily loop from bed to bathroom to kitchen to laundry and back, with no step and no help needed at any point. If they never need it, nothing about the house feels clinical. If they do, they don't move again.

A 2 bedroom granny pod with a caretaker room

Bedroom 1 is the fully wheelchair accessible primary at 9'-9" × 14'-5", with clear approach on both bed sides and an accessible closet. Bedroom 2 is the caretaker room at 9'-9" × 8'-3" — sized for a twin bed, with a door that closes, for a live-in aide, a night nurse, a visiting family member, or a partner who needs their own sleep.

That second room is the reason to build a two bedroom granny pod instead of a studio. Most 2 bedroom granny pod floor plans treat the extra room as a spare; here it is a working part of the care plan. Both bedrooms have two windows and their own closet — cross-light and cross-ventilation, and a caretaker room that reads as a real bedroom rather than a storage closet with a mattress in it.

Designed as a wheelchair accessible granny pod, not adapted into one

Every room a resident uses daily was laid out for wheelchair turning and approach: the bathroom, the living room, both bedrooms, and the laundry area. Doorways, circulation paths, and clearances follow ADA compliant house plans and universal design principles, so a wheelchair user can move through the entire house without needing anyone's help.

That independence is the whole point. Among wheelchair accessible house designs, plenty widen a hallway and call it done. This one carries accessible clearance through the entire daily loop — including the parts most plans forget, like getting a load of laundry in and out without a second person.

The roll-in accessible bathroom

The full bathroom measures 7' × 10'-7" — deliberately oversized for a home this compact, because it's the room that decides whether an accessible house actually works. It's laid out with a roll-in wet area, clear approach to the sink and toilet, and open floor space for a full wheelchair turn. One big multifunction space

Instead of chopping the plan into small rooms with tight doorways, the living, dining, and kitchen share a single 12'-8" × 22'-11" multifunction space. That open footprint is what gives a wheelchair user room to turn, park, and work at the counter without negotiating furniture — and it's what keeps a sub-800 sqft home from feeling like a corridor.

792 sqft — sized for real backyards and real ADU rules

The footprint isn't arbitrary. At 33' long by 24' wide, it fits comfortably in most residential backyards while leaving usable yard behind it. And at 792 sqft it lands just under the 800 sqft maximum ADU size allowed in most counties and municipalities — including much of California, where 800 sqft is a common by-right threshold. That combination is what makes it one of the few granny pods for a backyard you can actually permit, rather than a design you fall in love with and then can't build.

As ADU house plans go, it's also efficient to build and cheap to run: single story, no stairs, compact mechanical runs, and a simple rectangular structure your builder won't fight.

What granny pods cost to build

Our blueprint package includes CAD and 3D model files, allowing you to work with a local designer to customize the floor plan according to your preferences and site conditions.

Is it possible to modify the exterior materials of a FRANK home based on my preferences?

Yes, the exterior materials can be adjusted according to your preferences in consultation with your local builder. Our drawings focus on the dimensions of the building, allowing for flexibility to change exterior materials and accommodate different thicknesses.

Should I choose the study set package or the building plans package for my FRANK home project?

The study set is intended for early-stage planning, such as obtaining quotes, searching for land, and consulting with local builders and permitting authorities. However, the study set cannot be used for actual construction, and we do not grant a license to build our designs with a study set.

The building plans, on the other hand, is designed for obtaining detailed cost estimates, building permits, and actual construction. It includes comprehensive building details and a material list, simplifying the building process and permitting procedures. The building plans package comes with a single building license.

Are the plans compliant with my county's building code?

Our designs adhere to the International Residential Code (IRC) standards at a federal level. We have optimized our homes for insulation appropriate for a wide range of climates. While our customers have secured building permits in over 21 states, local county specifications can differ. We advise consulting with your local building department to ensure all requirements specific to your area are met.

What type of license and stamp do the plans grant me?

You are granted a single-use building license when you purchase a blueprint package. This license permits you to build one home using the provided plans. Please note that the plans are copyrighted, and any unauthorized reproduction, modification, or reuse is prohibited.

As for stamps, our plans are not pre-stamped by an engineer or architect. This is because local requirements vary, and you may need to have the plans reviewed and stamped by a licensed professional in your jurisdiction. It is essential to consult your local building department to determine if a stamp is required and to ensure the plans comply with local regulations.
