The 4 Bedroom Lake Barndominium floorplan is designed for maximum home usage with a compact footprint. The total square footage is 2,300 sqft with 4 bedrooms and 3 bathrooms.
It features a spacious master bedroom suite, a large kitchen with walk-in Pantry, a private office, an open-concept living and dining area, and 3 additional bedrooms for the family and kids.
The living area has an open layout. The living room and dining area are located below the double-height ceiling. Double glass sliding doors provide a ton of natural light and views of the outdoors.
The master suite is located on the ground floor, away from all the other bedrooms. A walk-in closet and a spacious bathroom with twin vanities are part of then suite. The remaining bedrooms are adequately sized and include a wall of cabinets to hold all the clothing and toys.
On the second floor, there is another suite for guests or in-laws. It has its own small closet and a compact bath. The two children's rooms are across the hall, and each can fit two single beds on both sides. The loft area can be used as a home office, a place to work out, a place for the kids to play or study, or any other space that best suits your family's needs. At the end of the second floor is a study & play area. It is away from the main living room for privacy and sounds purposed.

The walls are 11" thick and composed of 2x6 studs with cellulose insulation in between, and a layer of 2 1/2" zip panels on the outside create a continuous insulation layer and close all the thermal gaps. We estimate the R-value of these walls to be 33. The roof is made of wood trusses with a raised heel to increase the thickness of the insulation to R-63.
This design uses a foundation wall with footings and a concrete slab insulated on the outside. This way, it is possible to use radiant heat supplemented with min split units. The water heating is contained in the bathroom closet.
Most importantly, these building systems create a highly insulated house that exceeds all the US's state requirements!
